What’s included in my certificate?

Your certificate will include all the water and sewer information that your client needs to make that all important purchasing decision:

• Whether water mains and sewers are connected to a property, giving your clients valuable insight into
   their responsibility
• Whether Scottish Water assets of a strategic nature may impact on your clients’ future development plans
• Whether water supplied is metered, business or household charged, letting your client know how they will
   be billed for future usage

• Whether Scottish Water has ‘rights of access’ to a property for maintenance or repair of any public pipe
   work running through the property boundary.

If required, we can also provide you with a full colour plan showing the distance of water mains and sewers to the property, completely free of charge.

Can you tell me the point of connection for future property developments?

Unfortunately we are unable to provide this type of information.  For developers wishing to know the point of connection for property developments, please contact Scottish Water’s Planning and Development team on 0845 601 8855.

How much does it cost?

The charge for each certificate is £48.00 (inc. VAT).

How quickly will I receive my certificate?

Usually we can provide you with a Property Certificate within the same working day.

In the unusual event that a site inspection is needed to determine connection status, the certificate will be delivered to you within 3 – 5 working days.
